Thank you for your interest in one of my bank owned listings. Please read the following instructions before submitting your offer.

All offers must include CAR Purchase Agreement, CAR Agency Disclosure, & CAR REO Advisory. If DRE #'s are not on the contract for Selling Agent or their Brokerage; offer will be rejected.
Any financial information submitted must have account numbers "blacked out". If not it will be shredded immediately.
All contingencies should be 15 days. This includes loan, appraisal, and inspections.
On your offer please give realistic time frames for COE. FHA needs to be 45 days, and conventional 30 days. Cash offers should be 20 days. We do not like to go to the bank for extensions.
The Bank can take anywhere from 2-10 days to respond. Depending on the amount of offers. Please be patient if you do not hear from us right away, it does not mean your offer is rejected, most likely the banks investors are reviewing the offer.
The Bank will most likely counter your offer with a "multi offer form". This will give you and your client an opportunity to come up on their offer price, in the form of an Addendum #1. If your client chooses not to come up in price on their offer; the form must still be signed by you and them, or offer will get rejected.
We will let you know when your offer is accepted, at that point we will provide the Bank's Addendum and their Mold Disclosure. The bank gives 24 hours for you to get this submitted back to us. Shortly after, you will receive ratified documents.
Our Escrow Company is First American Title Company. They are located at 6000 Hellyer Ave. in San Jose. Angie Park (apark@firstam.com)is our EO, and Marc Muniz (mmuniz@firstam.com) is her assistant. Their phone # is 408-226-3278.  Please send your clients' deposit in ASAP, once offer is accepted.
You will receive disclosures from Protelo Realty within 5 business days of acceptance. Please return promptly. We will also require copies of all inspections done to the property. Please have your client sign the first page of all inspections as "Read and Received".
